Urban Infill Residential New Developments

CSK Development identifies vacant or underdeveloped lot that fits our long list of selection criteria. Through a thorough due diligence process, we find a lot that will be an optimal buildable lot which minimizes the construction risks. Typically surrounded by other types of constructions, this lot is chosen for location, nearby amenities, ease of achieving target ARV, and always by asking ourselves "would we love living here?"

Why build instead of renovate? In a desirable neighborhood like East Austin where we specialize Infill new developments, we're seeing $600-800/sqft for the sales of new build houses but it costs in the $300s/sqft to build them, which equates to massive built-in equity upon completion for the investors. There are no surprises unlike renovating older homes and fetches top dollar ARV if executed with proper project management with functionality and beautiful designs which is our specialty.

Build-to-Rent/Build-to-Sell

It's no secret that there's compressed margin of profit/cashflow for investing in Austin due to several factors: high property taxes, rents not being caught up relative to other high cost of living cities, high property price and lack of inventory that drives up price further.

Our Build-to-Rent (BTR) model takes advantage of owning real estate in a hot market of Austin and still have healthy cashflow from implementing a short-term rental or mid-term rental strategy. We offer flexibility with exit strategy with Build-to-Sell (BTS) to mitigate risks of economic downturn. 

Short Term Rental / Mid-Term Rental

Short term rental (Airbnb) and Mid term rental (furnished 30+ days) have been a tried and true method for the exponential increase in rental income beyond the traditional lease.
